The condominium market gained significant momentum during the second quarter of 2026, with buyer activity accelerating despite relatively flat inventory levels. Active listings remained nearly unchanged year over year, while new listings increased 9%. Pending sales more than doubled, rising 109%, and closed sales climbed 44%, driving total sales volume to nearly $48.3 million—an impressive 98% increase over the same period last year. Average sale prices also strengthened, increasing 37% to more than $1.23 million. While buyers negotiated slightly more than a year ago, with properties selling at an average of 98% of list price, overall demand for condominiums remained exceptionally strong.

The single-family home market remained resilient during the second quarter, with inventory holding steady and new listings increasing 6% compared to last year. While closed sales declined 18%, total sales volume still rose 7% as higher-priced homes continued to drive the market. The average sale price climbed an impressive 32% to just over $2.15 million, highlighting continued strength in premium property values across the valley. Homes also sold closer to asking price, averaging 98% of list price compared to 94% a year ago. Although transaction volume softened, sustained buyer demand for quality homes continues to support a healthy and competitive market.

The vacant land market gained considerable momentum during the second quarter of 2026, with active inventory increasing 18% and new listings remaining relatively steady. Buyer demand strengthened significantly as pending sales rose 83% and closed transactions more than tripled, increasing 216% year over year. Total sales volume climbed 131% to nearly $17.6 million, reflecting a substantial increase in overall market activity. While the average sale price declined 26%, the higher number of transactions suggests buyers were active across a broader range of price points. Sellers continued to achieve an average of 95% of their asking price, indicating stable pricing and sustained demand for buildable land opportunities.

Farm and ranch inventory remained exceptionally limited during the second quarter, with active listings declining 50% from the same period last year. While transaction activity was quiet, the lack of available inventory continues to be the defining characteristic of the farm and ranch market.
