The Q4 2025 market closed with strong momentum in single-family homes, steady but selective condo activity, measured residential land absorption, and an extremely thin farm & ranch segment. While inventory levels shifted by property type, pricing remained resilient overall, supported by demand for quality, location, and long-term value. Buyers showed increased selectivity, and sellers who priced strategically were rewarded.

Condominiums

Condo inventory declined roughly 20% year over year, signaling tighter supply. Despite fewer listings, buyer engagement held steady, and total sold volume increased, driven by higher-value transactions. Average sale prices softened slightly, while percent of list price remained near 98%, reflecting disciplined negotiations rather than distress.
Takeaway: Well-located, well-priced condos continue to trade efficiently; overpricing limits traction.

Single-Family Homes

Single-family homes led the market. Listings rose modestly, while closed sales and sold volume surged. Average sale prices increased meaningfully, underscoring demand for turnkey and premium homes. Percent of list price eased slightly, indicating negotiation leverage for prepared buyers.

Residential Land
